A thorough look covers the covering, the flashings, the penetrations, the gutters, the ventilation and the attic side of the deck. If nobody went into the attic, half the inspection did not happen.

The thing roofers see most often in this market is salt and onshore wind working on the metal long before the covering wears out. Close to the water, fasteners, valley metal, vent collars and gutter hangers corrode years ahead of the tile or shingle they hold down. Wind then finds whatever the corrosion loosened.

What time of year is best to re-roof in San Clemente?

Is moss on the roof a problem?
Yes, eventually. Moss holds water against the shingle and lifts the edges as it thickens. Zinc or copper strip at the ridge suppresses it. Pressure washing an asphalt roof strips the granules and does more harm than the moss did.
