Metal expands and contracts more than any other covering. Panels have to be allowed to move, and cheap installs pin them so they cannot.

Expect a few sheets on most older roofs. Get the per-sheet rate in the contract. Open-ended decking charges are where a fixed price stops being fixed.
My tile looks fine. Why am I being told I need a new roof?
Because the tile is not the waterproofing. The underlayment beneath it is, and it typically lasts twenty to thirty years against fifty or more for the tile. The usual job is a lift-and-relay: the same tile comes off, new underlayment goes down, the tile goes back on.
