Step 1 of 5

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Free, fast, and no obligation to hire anyone.

  • Your details stay put. They go to the matched contractors and nowhere else. Never a mailing list.
  • Licence and cover on file. A current state licence number and insurance certificates, before any request reaches them.
  • Nothing is booked. You are agreeing to be quoted, not to have work done.
  • No cost to the homeowner. Ever, at any stage. That is the whole arrangement, stated plainly.

What a good job looks like

Four things worth holding every quote to

We do not do the work, so we have no reason to talk any of these down. This is what to compare when three estimates land.

Line items, not a lump sum

Three quotes are only comparable if they list the same things. Tear-off, decking replacement, underlayment, flashing and disposal should each appear as a line.

Ventilation and the bill after

Heat trapped under the deck cooks the shingles from below and shortens their life. Ventilation is cheap during a re-roof and expensive afterwards.

The two documents that matter

General liability covers damage to your house; workers compensation covers an injury on your roof. Missing the second one can land on your homeowners policy.

Who is actually on the roof

Nail pattern, underlayment, flashing at the penetrations: three things that decide the life of the roof and none of them show from the street.

The San Clemente roof problem, specifically

The city steps down coastal terraces to the water, so exposure changes street by street and the houses nearest the ocean take the worst of it. At roughly 3 miles from open water, salt is in the air on most days. San Clemente sits in Orange County with a population of around 62,627.

The most exposed city on this stretch of coast, where salt and onshore wind set the replacement clock rather than age alone.

The thing roofers see most often in this market is salt and onshore wind working on the metal long before the covering wears out. Close to the water, fasteners, valley metal, vent collars and gutter hangers corrode years ahead of the tile or shingle they hold down. Wind then finds whatever the corrosion loosened.

Older Spanish-revival houses here carry clay tile that is generally salvaged and relaid rather than replaced. Custom houses mean custom roofs, and far less that can be priced from a standard table.

Then, less dramatically: original clay tile that must be salvaged rather than replaced. Matching original barrel tile is often impossible, so the work is a careful lift-and-relay with the old tile going back down over new underlayment. That is a different trade from tearing off shingles.

It is worth asking any contractor to explain how they handle it — the answer separates the people who work here from the people passing through.

Salt air and coastal corrosion

Salt carries further inland than people assume. It shows up first as rust tracks on the vents and staining below the valley metal.

San Clemente roofing prices, in plain numbers

Estimated installed ranges for a typical 25-square roof in San Clemente — around 2,500 square feet of roof surface. These are guidance, not quotes.

Installed cost ranges, San Clemente, CA. One square = 100 square feet.
CoveringPer squareTypical whole roofExpected life
Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch.$1,500 – $2,400$28,500 – $72,00040 to 60 years
Clay barrel tileOften salvaged and re-laid over new underlayment rather than replaced.$1,900 – $3,900$36,000 – $117,00050 to 80 years
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$775 – $1,100$14,500 – $33,00025 to 30 years
3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it.$650 – $850$12,500 – $25,50015 to 20 years
Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor.$1,000 – $1,600$19,000 – $48,00025 to 35 years

What moves the number

  • Warranty tier, which is really a question about who honours it in fifteen years
  • The number of penetrations: chimneys, skylights, vents, solar mounts
  • Where you land in the season; crews discount when the phone is quiet
  • How many old layers have to come off before the new one goes on
  • Ventilation work, if the old roof was cooking itself from underneath

Common repairs

Emergency tarp-over$500 – $1,500
Small leak, flashing or a few shingles$600 – $1,600
Valley, chimney or skylight reflash$1,200 – $3,600
Section replacement, one slope$1,800 – $6,300

How these are worked out. National installed ranges, adjusted for California labour and material costs and for how San Clemente is actually built. They are a sanity check on the quotes you receive, nothing more. No contractor is bound by them.

How it works

You will not speak to us at any point. You fill this in, and roofing companies get in touch directly.

Tell us about the roof

Three taps. The questions exist so contractors know whether to send a repair tech or a re-roof estimator.

We match it locally

Your request goes to contractors who actually work San Clemente and the surrounding area, filtered by the kind of job it is.

Real numbers, then your call

Contractors contact you directly and quote after seeing the roof. There is no fee and nothing to cancel.

Licensed and insured. Checked before a contractor can receive requests.

You are not committing to anything. Take the numbers, use them, and walk away if you like.

Three, and no more. Enough to compare properly, few enough that your phone stays usable.

Free, and no obligation. Roofers pay for the introduction; you never do.

Questions people ask

How quickly will someone call?

Most requests are picked up the same day, often within an hour. Emergencies are prioritised. If you have not heard anything by the next morning, check voicemail — contractors usually call from a mobile.

I have solar panels. What happens to them?

Panels have to be detached and reset. Budget for it separately and coordinate the two trades. Never put a new solar array on a roof with under ten years left.

Are you a roofing company?

No. Iron Oak Roofing Group is a free matching service. We do not hold a roofing licence, we do not employ crews, and we never come to your house. We pass your request to independent local contractors who do the work and who you hire directly.

Should I take the cheapest quote?

Not automatically. Put the quotes side by side on layers, not on totals — underlayment, ice-and-water, drip edge, valley treatment, ventilation, decking allowance, warranty. Cheap usually means less of those, not the same roof for less money.

Are the contractors licensed and insured?

We require a licence number and current insurance from every contractor in the network. Verify it yourself anyway. Your state licensing board has a free lookup, and it takes two minutes.

Can I just put a new roof over the old one?

Often you legally can, and it is usually a poor idea. Overlaying hides the condition of the decking, adds weight, shortens the life of the new shingles by trapping heat, and doubles the cost of the next tear-off.
