What moves the price

  • The number of penetrations: chimneys, skylights, vents, solar mounts
  • Permit and inspection fees, which vary more between towns than people expect
  • How many old layers have to come off before the new one goes on
  • Pitch — anything over about 7:12 needs staging and slows a crew down
  • Ventilation work, if the old roof was cooking itself from underneath

Locally

Close to the water, fasteners, valley metal, vent collars and gutter hangers corrode years ahead of the tile or shingle they hold down. Wind then finds whatever the corrosion loosened.

Expect a small percentage of breakage on any tile job. An honest quote says so and prices the replacements.

Questions about price

Are gutters included in a re-roof?

Usually not, unless the quote says so. If they are near the end of their life, replacing them during the re-roof is meaningfully cheaper than doing it later, because the crew and the staging are already there.

How do I avoid a storm chaser?

Ask for a local address you could drive to, a state licence number you can look up, and a workmanship warranty in the company name. Out-of-town crews arrive after every big storm, do the work quickly, and are unreachable by the time a problem shows.

Why do quotes vary so much on a hillside lot?

Because access is real work. If material has to be carried, craned or walked up, and waste has to come back down the same way, that is hours before anybody touches a shingle. Two quotes can differ mostly on how each crew plans to get up there.
